What it does

The work you would rather not do, done first

General-purpose bookkeeping makes a property owner do the sorting, the matching and the reconciling by hand, then hides the answer three reports deep. Glysten Books starts from exactly those places.

Bank feed

Sorted before you see it

Transactions arrive on their own. Rules learned from your own history fill in the category, duplicates are caught three separate ways, and nothing reaches the books until you approve it, at your desk or on your phone.

Help assistant

Ask your books a question

What did the 5-plex spend on repairs this year? Why will this not post? The assistant answers from the entries in the books you have open, and can draft an entry for you to approve. It reads your books only if you let it. Claude or ChatGPT can connect too, on a key you can revoke.

Upload it; it reads it

Drop in a bank, card or mortgage statement and Glysten Books reads it and reconciles against it. A layout it has not seen can be taught once, and it knows it from then on.

A total on the P&L opens to the transactions behind it, and each of those to the journal entry: both sides, the date, the memo. The books are never a number you have to take on trust.

Which building actually earns

Tag a line to a building or a development. Profit & Loss by Class shows each property on its own, net operating income sits on every P&L, and the cash flow statement is built so it cannot disagree with the balance sheet.

Loans

Four numbers off the statement

The loan type, the rate, the monthly payment and the lender's balance. Glysten Books splits each payment into principal and interest, and a correcting entry at each statement keeps the books matching the lender.

Real estate

Closings become entries

Upload a closing statement and it becomes the journal entry, with the property bought or sold already on the right side. Partner capital accounts roll forward when you close the year.

Invoices and jobs

Bill the work, cost the job

Estimates and invoices from the same books, and job costing for the building you are putting up, so what a job has cost is a report, not a spreadsheet.

Separate books per entity, switched in a click, one vendor list shared between them, and 1099s prepared from the W-9s you keep. No second subscription for your second building.

How it works

The aim is that a month of books takes you as long as reading a bank statement does, because that is all you are doing.

Bring your books

Export from QuickBooks and drop the file in; it is checked against QuickBooks' own trial balance before a single entry is written. Or start from a chart of accounts built for rental property.

Step 2

Connect your bank

Link your accounts once. New transactions arrive on their own and queue up with a category already suggested from your rules.

Step 3

Review and approve

Tick the rows that look right, fix the ones that do not, post. Upload the statement when it arrives and reconcile from it. The reports already know the rest.
